The rich get richer and working folks’ lifestyle becomes ever more burdensome.  Guys like Fuld, Bloomberg, Bush, Rothchild never act to benefit the masses, only themselves.  Seems that to become a billionaire requires an anti-humanist mindset.  Rather than throwing up hands in defeat, some demand accountability.  This fellow will change the world.

Help U Sale.  There are many ways to sell a house without Realtors.  These leeches who suck 6% off of a home or land sale for putting a sign in the ground and driving around yapping on a cell phone need to be put out of work.  I never use them any more and I buy and sell frequently.  YOU DO NOT NEED A REALTOR.  SAVE 6%.  Look into it and do not take my word for it.  If you don’t care, go ahead and give your money away.  It’s your capital to lose.

My realtor just told me that if I wanted to sell the house I just bought one year ago that I will need to take a 30- 40% hit on the price I paid. I think to offset all the money I’m about to loose, he needs to pay me back the commision he got when he sold me this house at such a “Great Deal”.

I sure hope this doesn’t mean developers will get to build more subdivisions and leave more dusty, unpaved roads for the county to figure out where to find the money to pave.  Jim ‘Dusty’ Dupont just missing a job with this group is the good news.  The bad news is he got elected a county commissioner.  Now he gets to vote on behalf of the realtors and developers.  And the beat goes on. “Let them eat dust” may well be the new rallying cry for NMRA.

I have lived in this Valley all my life, and there was a point in time when Realtors actually did work and earn their percentage of the home sale. Those days are long gone.  The Realtors of this Valley are the laziest I have seen in decades, yet they complain of lack of business and do not return phone calls, hold open houses or even get off their duffs and work for their clients.

Culpepper, with his pocket-sized copy of the Constitution in hand, has embarrased himself, and by extension, all realtors by his incoherent babbling at WF council mtgs. On the other hand, I’ve watched Denise and Charlie speak passionately but appropriately at public hearings. Who do you think was heard? I don’t object to NMAR’s right to participate (though I don’t think they need to be concerned about the WF atty’s contract), but their spokesman isn’t doing them any favors. He’s making them all look like idiots.My experience tells me 98% of realtors are in it for the $ and nothing else; two percent are true professionals who care about the community in which they work and live.

These are the guys that helped ruin the economy and spiral us into the next great depression. The only thing doing worse damage to the economy is health care. Montana has a development history of rape, pillage, and then get the hell out!—visit the toxic acid pit in Butte if you doubt this. These “developer” characters should be watched closely as they have already created enough damage in this valley.

I never use realtors.  THey are worthless and usually know less about housing and construction then many of my friends or family.  Most of my experiences, and they happen to be many, show me that realtors want a hand out.  They just want the sale and will do anything to get it.  Do yourself a favor and look into private sales and other options.  SAVE THE 6%.

ahzi…what have you been watching? I’ve seen this guy speak and think he does a good job. According to this article, looks like we will be hearing more of him if his appointment to the planning board is true. What have you done?

Maybe the WF City Council should read his “pocket sized Constitution” and learn a few things. Seems to me everyone should be concerned with the Attorney’s contract especially if his contract is illegal, while he goes and sues innocent WF residents. If the WF City Council doesn’t hear what he says, then it only tells me they shouldn’t be sitting behind their chairs. New elections are coming and I smell change in the air…

Oh yeah, and why are you afraid to use your real name?

Realtors Should NOT have “Political Clout” just Because the Association of Realtor has more money then the general public SHOULD not give them the right to Lobby, to Huff and Puff and throw their weight around and FORCE what ever laws or regulation suits them.

The NMAR, the Realtors Association is Self Governed, they run over consumer rights in order to get what they want.  They throw around their “political weight” because they can and no government or private agency is strong enough to STOP them.  What the Realtors Want the Realtors Get. 

You can bet that what the REALTORS want is Good for the Realtors and is NOT good for the Real Estate Consumers.

“Special Government Affairs Committees” the Realtors on this committee hurt the real estate consumer, if PAID employees from NMAR go to these planning - local government meetings so they can circle the wagon (get all the REALTORS – NAR – and the local Builders and Developers to back them) you can bet it is not in Your Best Interest as the Voting - Tax Paying - Real Estate Consumer.

What happens is those with all of the Real Estate Consumer’s money, Realtors - Developers,  use a portion of this money they got from you to STOMP on Your Consumers Rights.

What happens at the “government meetings” is supposed to be state and local officials deciding what is best for their community, which is what they were “Elected” to do.  Yet the REALTORS, with all their might and Billions of Dollars behind them get their way over what is best for you. 

Typically local commissioners – planners and those who hold government office do not have access to a lot of money or to High Powered attorneys.  Typically the Realtors Do have access to a Whole lot of Money and an Endless Array of Big Shot attorneys.

NMAR spends a HUGE amount of money going to Washington DC, as do many other small REALTOR associations to fight for their rights, while the Real Estate Consumer has NO Rights at all.

The E and O insurance that the Realtors have Protects the Realtors from the Real Estate Consumer.  The Realtors FIGHT with all their might to Keep Banks out of Real Estate.  The Realtors Bully the For Sale by Owner marketing Companies and even threaten the Local Real Estate Connection magazine with a boycott if they let the FSBO advertise in their magazine. 

The Realtors Boycott those who Give the Real Estate Consumer a Discount, they make consumers think that if the Broker is giving you a discount then they are not offering a full service.. Flat Out Lie.

Buyers Rebates have been legal since April, is your Realtor giving you a Buyers Rebate.. no they are too greedy.  But if another Broker Gives you Cash Back at Closing the Realtors make the Consumer think that this Broker is not to be trusted or is somehow not as good at their job.  I could go on for page after page telling you of my fight to give a buyers rebate to my real estate consumer.

How Does the Public have a chance against the Realtors? 

This article says that Montana is Young in Political activity with Realtors, is this a Flat Out Lie? Or do they mean they are just more aggressive about it now because their livelihood is at stake? NMAR has been political active for many years.

Where are the Realtors, NMAR when consumer are hurt by the Non-Disclosure, Lies and Misleading of their members?

The Realtors are Self Governed and they Do NOT care about their members who lie to consumers to the point that they lose everything.  NMAR does nothing to make sure that the data in the MLS is correct.  Whatever SOLD price the Realtor or their secretary enters, well that’s just the way it is.  This data creates an entire real estate market and has no measure in place for quality control.  NMAR does not want to hear about members that hurt consumers.  They are not out for justice for the real estate consumer, NMAR is out to Keep their jobs in a day and age where there is not one sensible reason to use a Realtor in your Real Estate Transaction. 

NMAR Lobby’s to keep you the Real Estate Consumer out of their Database.  Why?  IT was your money, your life, your equity and your choice to work with the Realtor that Created the Database but they lobby, they Get Politically active and they win, you do not get access to your own data.  Yet, it only takes one week to be a Realtor and then after you join the Club and pay the dues, well then you can see the data…. Nonsense Really.

I know of past NMAR government affairs committee members who have lied to the real estate consumer, who do NOT disclose know problems with home, they Flat Out Lie and deliberate deceive the Real Estate Consumer to get ahead financially and these are the kind of folks that are on this committees.  You Can bet that if the Association Of Realtors Wants it, then it (what ever it may be) is VERY bad for the Real Estate Consumer and Very Good for the Realtors.

There is NOT one Reason you Need a Realtor In your Real Estate Transaction. The Realtors will NOT go down without a fight, they claim that using a Realtor in your real estate transaction will “Protect You”,  in NO WAY does using a Realtor offer you more Protection.

Just because all the Overpaid Realtors stand up for something does not mean it is what should be.  The public may not even show up to fight, they know that they can not win against the Real Estate Cartel known as the Association of Realtors.

I am sure that the members of NMAR will NOT appreciate this POST. However, being an Ex-Member of NMAR I am VERY familiar with how the game is played.  And I Do NOT appreciate the Tactics, lack of Ethics enforcement and Severe lack of consumer protection that goes on at NMAR – the Local Association of Realtors.

This article says that “In response to what they perceive as an increasingly regulatory environment for development” YOU have Got to Be Kidding.  Kalispell, in particular has let so many development go in that the infrastructure is buckling. 

I have heard that Emergency Response and other area agencies cannot keep up with the growth.  The County Governing body has been pushed – force and bullied by the Realtor and the Builders so much that Foreclosures have gone way up, homes sit empty, commercial space is practically begging for tenants and the insatiable appetite of the Big Builders – Develops and the Real Estate Cartel, REALTORS are calling for more development – more building. 

Where does this bullying STOP?  Why is the Rights of the Real Estate Consumer NOT Top Priority.?  Why do the Rights for the Realtors and the Developers to Make More Money mean more then the rights of the real estate consumers? 

The Realtors create quite a stir every time they don’t get their way.  Who stands up for you when things don’t go your way?

So the Cry Baby Association of Realtors is mad and throwing a tantrum because there may actually be some regulations to slow down to over development that is going on, and well the Realtors are going to stomp their feet and throw their weight around until the local government agencies give in (either because they can’t stand the stress of it or cannot afford to fight the Real Estate Mafia).

This article says The Realtors are “ramping up their political activity to unprecedented levels”.  Be Scared Consumers, be very scared, the Realtors will get their way.  The National Association of Realtors is a Multi-Billion Dollar Company and they are not going to let anything stand in their way to getting what they want.  You better just give up now.  The Realtor own the local planning and development process when they can Huff and Puff – Throw Money and Stomp their feet and End up Eventually get their way.  NO Private Person – No Government agency can Out Last – Out Stand – Out Fight – Out Spend the Association of Realtors … YOU Lose.

The Department of Justice gave up their fight with the Realtors, they “Settled” because they could not keep fighting and they could not get the Realtors to Admit to Anti-Trust Violations though the Realtors Really do Violate Anti-Trust Laws.

A Realtor Paid “government affairs director” – jotting down notes to take back to NMAR, how intriguing.  A Realtor snitch running back to the Board of Realtors, who is Self Governed, and telling on the County for making decisions that are in the best interest of the County.  Once the “Snitch” tells NMAR – they get everybody together and they attack the rights of the Residence of Flathead County, and most of the Time they Win.  If NMAR has hired a Full Time “government affairs director” – watch out, the Realtors know that they are not needed.  The Realtors know that with the Internet it is easier – cheaper and offers more protection for Buyers and Sellers to work together directly.

So they are rallying, the are ramping up their fight.  The actually fight is for Realtors to keep their jobs when really you Do Not Need a Realtor in your Real Estate Transaction and in Fact, using a Realtor in your Real Estate Transaction will cause more harm then good.

This article says that this NMAR paid for   “government affairs director”  “expanded his political influence when he was appointed to the Flathead County planning board.”  There is No end in site to the Affiliations, Corruptions, Bullying, and Forceful tactics of the Association of Realtors.  Why is he now on the planning board, my guess, Flathead County could not take the pressure the Realtors were putting on them so they let this NMAR PAID for “government affairs director” on Your Flathead Valley Planning Board. 

Inside Information, Conflict of Interest, Lack of Consumer Protection – Now the Realtors are in Charge of the Fate of Flathead Valley and what this means is that Realtors will get to keep their jobs for awhile longer in the Flathead Valley of Northwest Montana.

The Realtors join with the Builders and Sue the County, and now this guy is on the County Board, it reeks of a take over to me.  Developers and Realtors banding together in numbers and money and taking over Your Government which is no longer of the People, by the People, for the People. 

It is Now for the Realtors, for the Developers and You, the Real Estate Consumers, those of you who elected and pay for these government agencies to do right by you… well YOU LOSE.

Political Motives – Corruption – Lawsuits – Getting Positions on Boards – Bullying – Conflicts of Interest - … I Guess it is Obvious Who is Running the Flathead Valley –it is the Association of Realtors.

These parasitic developers and greedy realtors can sue till their blue in the face, but it’s not going to change a thing.  The real estate market in the flathead is dead and it’s not coming back any time soon.  How many more empty subdivisions does this valley need?  We are overbuilt and over priced already.  Does the NMAR think lawsuits will bring in homebuyers?

You mention that the Whitefish City Attorney “goes and sues innocent WF residents.” How can the people who live in the so-called doughnut be “residents” of Whitefish when they say they don’t want to be a part of the community? There is no real reason to use a real estate agent. You would be WAY further ahead to simply pay a competent person $20 an hour to show your house or respond to inquiries and a good lawyer $500 to do the paperwork and represent you at closing. Realtors are WAY overpaid. They are complaining about the Whitefish City Attorney making $90+ per year - what about some of these scoundrels making $93+ on one single deal they spent about 50 hours on. People should be really mad at NMAR and these so called Realtors.

Let’s see…John Phelps recently hired ANOTHER firm, without authorization from the City Council, to SUE two land owners who are NOW in the COUNTY. On top of that, he is trying to rally the County behind his actions. Why is he suing? Because he failed on his duties when the property was in WF. His claim? Well, it was in the City to begin with, so let’s SUE! Give me a break! A City Attorney running amuck with taxpayer dollars!

To Crystal Cox…sounds like to me you are having a mid-life crisis and your own business has suffered. Remind me not to use your services.

I am not having a mid-life crisis.  I talk about the Damage Realtors do becaude I know first hand. I was and am VERY successful at Real Estate.  I am everywhere in Your Real Estate Market.  This has nothing to do with my success at real estate.  I became a Broker Owner after one year as a Sales Agent,  I have been successful.  I have also witnessed some serious Ethics violations - Fraud - AntiTruts Violations - Bullying - Boycotts - and Down Right Dirty Dealings.  Yes, there are Honest Realtors in the Flathead Valley but how are they suppose to survive or do right by their clients when the Dis-Honest Realtors are in No Way Held Accountable for the Damage they do.  Mr. Jeff Davidson: as Requested you are Hereby Reminded to PLEASE never use my services.  My business in no way has suffered, I market real estate online, I am number one in Northwest Montana Internet Marketing and so far I am not suffering, but thank you for your concern.

If the Realtors really wanted growth it seems like they would want to emulate what Whitefish is doing since they are growing faster than anyone! Decisions Best for a Particular Community Should be left up to those in that Community And left to those voted into office by that community.  (Not that they always make good decisions.)  However, it should be what the People want and NOT what ANY Large Group, such as the “Political Clout” the Realtors Have, Wants.  NMAR does NOT have a Right to push their will on local Planning Boards, Councils, People in the Community or any Government Body..  NMAR is NOT voted in and paid for by the people, it is a Members Only Group of some of the Wealthiest people in the Flathead Valley.  All I am saying is that the Realtors trample over the rights of the citizens -  the taxpaying consumers - because they have more money - bigger attorneys and they have plenty of members Stomping their feet to Push the Agenda of the Realtors.  I am not agreeing or disagree with the Council, I am Flat Out Disagreeing with the Bullying and “Political Clout” of the Association of Realtors.  They NEED to Butt out of Local Law - Planning and Decisions and let the people work it out with out the Association Bullying anyone.

Whitefish was the fastest growing community before the council passed anti-growth legislation. Now, they have TWO projects (safeway and walgreens) bringing tax revenue to them. Banks are telling potential customers they will not provude loans for WF. So, WF is no longer “growing” and NO ONE should model after WF! Sounds like you should check you facts, Bill.

As a long time resident of WF, I am glad Realtors are looking out for my rights. My only complaint with them is where have they been all this time?

This Is kind of the Point.  If you do not live in Whitefish and you are not affected by the decisions made then you Should Not have a Say in those decisions.  Realtors may be looking out for the Rights of some but it is to benefit the Realtors, and Whitefish Growth maybe should stop for awhile, I mean Deer Creek at Whitefish is having to sell at Auction, Buyers are Slowing down, so Growth should slow down too.  I am not saying I have an opinion on what affects Whitefish, I do not live there, however, for Northwest Montana as a Whole, a slow down in development is NOT a bad idea at least for now.  Does Whitefish Only Make money from Growth, or do the Existing homes and developments pay taxes as well?  And again I don’t live there but it seems to me that those townhouses / condos south of town are not selling, it looks like a ghost town, I am sure they are still paying taxes and that is still “Revenue” for somebody.  For Northwest Montana, Whitefish is NOT a Bad Model, we certainly do have a run away train in development and subdivisions that are not being bought ... and more in review and on the way.  Realtors, in Large Groups and Major “Political Clout” should NOT be pushing there agenda on Local Government.

Hate to bust your bubble but from Tip O’Neil, “all politics is local.” Everyone and every organization should be involved in local politics. After all, those decision makers are tomorrow’s legislators and quite frankly, your bias against NMAR proves their effectiveness of weeding out bad apples.

I am glad to see this organization get involved because I’m tired of my personal property taxes being increased because of LOCAL decisions.

To WF Growther: To make any connection between the slow down of growth and Whitefish and land use regulations is silly. The so called “Doughnut” has existed for 40 years, Whitefish has always had more thorough and complete land use regulations than anywhere else in the valley and it still was the fastest growing city in the state.

It is much more realistic and honest to blame the slowdown in growth on the excesses of the real estate and financial industry.

All of this back-biting and bad-mouthing of Realtors makes me wonder is this really “The last best place”?  Crystal, there are unethical people in every profession.  There are many qualified and honest Realtors in this valley and I know several of them and have worked for the best of them.  This has really gotten out of hand and you should all be ashamed of yourselves.

There are some hidden agendas and/or some bad personal experiences being expressed here. Crystal has lost it. How’d you like to work with that nut case? There are some agents that are of the highest level of professionalism and then there are some bad ones. Pick your service provider well. Interview, ask questions. Write a contract that allows you to fire an agent that doesn’t work to your expectations. Identify the expectations. Good agents are confident they will make you pleased with their efforts and knowledges. Lesser qualified will argue about such an agreement. A good agent can make or save you money. It works for me. What a time saver.

Rose Mary, I Agree there are definately good Realtors in the Valley, that does not change the fact that the Laws are geared toward protecting the Realtor and Not the Consumer this is a Fact.  I have seen cases where the Realtor Failed to Disclose, the MLS will not stand behind the Consumer and the Realtors E and O insurance Protects the Realtor and Drags the Consumer Through Court for years.  Yes there are a few awesome Realtors in the Flathead Valley, but what goes on behind the scenes and what the Good Realtors have to do to survive is harder then you can imagine.  I am so VERY not ashamed, I am Proud to Stand up for the Consumer, you have obviously not seen what can and does happen in the Real Estate Industry. Yes Every Profession has the “Bad Guys”.
    However, I do not Work in “Every Profesion” and can only speak from what I have seen.  It is a Lack of Accountability at the Top Levels.  I speak the Truth, and the Facts remain the Facts whether their are “Good Realtors” or NOT…  NAR is NOT good to Them.  What has gotten “Out of Hand” is the Realtors Power over the People, over Local Government and Over State and Feder Lawmakers.

Dear, I Buy Dirt, afraid to State Your Real Name, but not afraid to say I have “lost it”.  I am not here looking for Business, so thanks for the nut case comment. 
    Your Opinion of me is absolutely Irrelevant to the Facts of this Issue. 
    If you Rely on a Realtor to “save time” then so be it… many folks make good money this way, as does the Realtor.  But the average consumer is hurt by the Realtor, Does pay to much for their services, Does not Have ANY protection when things go bad.
  To simply turn the fate of your life - your family - and your assets over to a “professional” who went to school for one week to be licensed as a REALTOR is NOT wise.  Yes many do it and many win.  I have made many -  very wealthy, it too is irrelevant to the issue I am speaking of. 
    It DOES not MATTER how well you pick your Realtor “Service Provider”  -  the agent on the other side of the transaction may very well be hiding something.  The Honest agent’s hands are often tied - they Cannot Protect their Consumer - the Real Estate Industry is geared toward protecting the Realtor and Not the Consumer.  This is a Fact.
    The Realtors who lie are NOT held accountable in the Name of Higher Standard and Ethics.  The Realtors who are Ethical simply cannot compete.  If those “Guilty” were Held Accountable for their actions that Hurt people then The “Good and Honest Realtors” would be those left to “Serve You”.
    Yes Write a Contract that Protects you, a contract that allows you to “get out”  if the agent is NOT preforming, that is what I am saying, the Realtor Contracts are to protect the Realtors and the Consumers NEED to know and do more to protect themselves from the Real Estate Industry, the Realtors, as it stands Now Today. 
    Pleased with “Efforts and Knowledge” ... if you did not know my name, and had not predetermines me a “nut case’ based on my stand for the Real Estate Consumer, I would blow you away with facts - information - sales pitch and manipulation and I could Sell YOU anything, the art of Real Estate is Manipulation - Mind Games - Fluff.. and this “Efforts and Knowledge” is an Illusion. 

        I Buy Dirt Has Obviously Made Money from Deals the Realtor Found - Win / Win.. but watch peoples lives turn upside down by Realtors, People you care about and See the Truth behind the closed doors of The Real Estate Industry and You Would be Speaking Differently ..
    I Buy DIRT says “Good agents are confident they will make you pleased with their efforts and knowledges. Lesser qualified will argue about such an agreement. ”  This is NOT True.. Good Agents are good at what they do and they are confident that you will do what they want you to do, convince you to do and manipulate you to do.  YOU won’t even know it is happening, you will think your making your own choices.
    The Truth is More Qualified agents will disagree most of the time with signing such an agreement and they will convince you that it is a good idea if they don’t.  It is the New agents that will agree to sign “whatever” to get your business.
    Disagree if you Like, that is Your Choice, However, I Speak the Truth, whether you agree or not does not change the facts of what really happens.  I am not just Yammering Here, I am a Broker Owner, I have seen this stuff first hand and in several states and several MLS associations, it Really Does Happen.

NMAR did Not “Weed me Out” I Quit.. but thanks for that… My Bias is Not against NMAR, there are some very good people in the Flathead Valley Realtors Association.  My Bias is Based on what I have Witness and is the Real Estate Industry as a Whole, E and O insurance, the National Association of Realtors and So on. 
  As Far as NMAR helping you with your Taxes - I doubt that they are really doing what is best for the people but instead what is best for the Realtors and the Developers. 
    Again Once You See the Truth and Witness what Really Happens to People, you Think Twice all of this.  Money is Good Being a Real Estate Broker, it is High Wages, Easy Money and EASY work.. if That is Where you want Your equity to go then so be it.. many will choose differently…

Thanks for the Hug, Valid Points are Valid Points. 
    The Point of the Flathead Beacon Opening up articles to Comment on is For Content on their Website so that they can put ads on the site.  The More Words, the more banter - the Better for them.  A Blog is about words - content.  I am simply letting folks know how I feel, I am a Professional Blogger and What I Have written here is no where near the content a Blogger puts out every day, it is the Point of a Blog. 
      If you Think that Excess Makes My Points Invalid this makes no sense, either they are Valid or they are Not Valid.    Making too many points at once Fairplay does not change the Validity of any of them. 
    Whew.. too much reading for you.. well read a little at a time or don’t read it.. most Do not Want to Know the truth about the real estate industry, hence a Recession…

As you stated, you are a professional blogger using this forum to advertise selling your blog membership. I once worked with someone who wanted to buy some land from you. Didn’t work out. One More Point from the Long Winded Ex-Realtor… $75 is Nothing.. I made $20,000 an hour on my last ranch sale.  I charge $75 to read My Subscriber Blog because it is Tell All and Charging a FEE will KEEP cheap Realtors OUT…  I Do NOT make a Living from this FEE, it simply weeds out those who like to Call Me Out… and Debate the FACTS with me.

Professional Blogging Meaning, I Write alot, I am Paid to Do it.  As the Beacon is Paid by our comments here adding “relevant content” to their website.  If you are a Realtor, I am sure that you do not get that, it has to Do with Real Estate Marketing and that may be above your Skill Level at the current time.

the problem w/ nmar is they push laws that take away from zoning and regulations..at that point you have what we have here in the flathead….zoning only applies to poor people….it’s kind of like a football game…if there were no rules then the biggest bully w/ no ethics or morality will eventually control the game
