Bravo to Dusty Dziza for at least trying to create some affordable housing in Kalispell.  His first building is attractive although you can tell it’s been built as inexpensively as possible which is necessary with low and moderate income housing.  It certainly looks far better than virtually all of the trailer parks, run down houses and shacks in Evergreen which has never implemented any decent zoning regulations.  Let’s wish him every success with the proviso that he doesn’t grab and money and run allowing what he has built to deteriorate.  Let’s hope the tenants and buyers look closely at the maintenance and upkeep rules in their contracts.  If it works, Kalispell authorities should encourage more of it.

Hey folks why buy a condo when you can buy a house?  You can buy my 2b/1b house (if you qualify under these low income programs) and have payments of 631.00/month including taxes and insurance!  My house is at 2136 S. Woodland drive and backs to a duck pond.  It has a big back yard and a two car garage. You can also get the tax credit on my house.  Look at my ad under real estate in the Beacon, check out the pics!!!  Dusty Diziza is a Realtor and did not build this project.

Re: Dusty Dizza….Dusty is a woman and CJ if you cannot see that why would anyone buy a house from you? It’s great that she cares enough about affordable housing in the Flathead Valley to be involved in this project. How about some praise here instead of trying to use this as your own advertisement.

Well Nancy, I know who Dusty is and that she is a woman.  What is really irking about this whole thing is that this is ONE BIG ADVERTISEMENT so what’s wrong with mine.  You all think this is the first “affordable Housing” that has come to the Flathead?  There are units in CFalls that are in the same price, sf and bedroom range.  They are nice condos too.  They started in 2004 and they certainly didn’t get a whole article in the Flathead.  They are still cheaper than these.  But oh yes these are a lot “prettier”!  Oh and by the way Nancy, I was the Broker that started the affordable housing project back in 2004 and I was the Broker that put together Fran Lou. What company did I work for?  None!  I was alone and sold many houses by myself. For those of you that are aware of that, Dusty Dizza came on the scene after I quit Fran Lou because of the shoddy workmanship.  So you are talking to someone that has been around these parts as a Broker for quite some time and initiated affordable projects when no one was listening.  So she cares?  She is smart I can say that.  She got HUGE advertising for her project, but then thats her job isn’t it.  To make lots of money for her and her company.  Am I still a Realtor, nope.  I am retired from 40 years in lending and another 10 years as a Broker.  I am old enough and knowledgable enough to say anything I want.  Congrats Dusty on a hell of a campaign.  Well done and I wish you well.

By the way for those of you out there that are not aware, when you buy a condo you own ONLY THE INTERIOR AIR SPACE.  You do not own the land or the building period.  In a townhouse you own the building and the land it sits on period. In a townhouse you have a shared wall or walls, depending on how the townhouses are set up.  So, if you want to by a really nice house, come see it at 2136 S. Woodland Dr., kalispell.

Why Mitch, are you a Realtor?  Sounds like it.  This lovely paper doesn’t charge for advertising, I have a normal ad here too.  I bet they didn’t charge Dusty for her “Advertising” either.  Why are you so against my informational advertising?  Do you have a bunch of condo or townhouse listings?  I am sorry for explaining what people are buying, but you see when I was a Broker, I never had a problem telling people EXACTLY what they were buying.  I never had a problem telling the builder EXACTLY what I thought of his workmanship either.  I am sure many of my buyers would testify to the angry exchanges I had with these builders.  So   if you have a problem with me giving out information to the public that is good for them, tell it to your team mates and to the builders.  Greed was the factor that sent the housing market over the edge and low income housing does not have to be shoddy.  It needs to be well built but simple.  I tried to get this across to all my builders.  Some listened but some didn’t.  Some of those that didn’t went under and some are close.  The Flathead needs simple unassuming houses like mine at decent prices.  It does NOT NEED MORE CONDOS!  Because people don’t know about the programs available to them they think they HAVE to buy condos.  Look at my ad folks!!!

nope, not a realtor.  Just seemed like a strange place to advertise your product, as most blogs have rules against that.  If it’s approved, it’s all righty by me.   
Otherwise, agree with all that you said.  There are some shoddy representatives for sure.  I know of a house in the neighborhood with some serious issues, been for sale over a year.  Funny thing is, unbeknownst to me, a friend was checking this place out.  Asked two differenct realtors some pertinent questions and they both flat out evaded answering.  Isn’t there some kind of a law about having to disclose some pretty significant issues?

Oh yes Mitch, there certainly is a law.  The seller MUST fill out a property disclosure form whether its a listed property or FSBO.  The Realtor MUST tell all possible clients the truth about anything wrong with the property.  If this is not the case, the client can sue both the Realtor and the seller for full restitution on the property and the Realtor can lose their license!!!  Sadly, most Realtors do not disclose the problems until they have what they consider a solid buyer, then they know they must.  The buyer then has the choice.  Although I know of many cases where (even in new houses) things were covered up (like mold or leaks).  It’s pretty disgusting!!!

that’s what I wondered, if they were able to hide the information until there was actually money changing hands.  Funny, luckily they realized the realtor was being evasive, so they called another and got the same lack of information.  Must’ve been a sticky note attached there somewhere.

The term “Buyer Beware” is absolutely true.  Always get an full house inspection, which means roof to crawlspace!  If there is an evasive Realtor, walk away.  Understand that appraisal is only for the lender and may not catch everything that’s wrong with the house.  FHI is the safest way.  You pay for the inspection, the seller pays for the repairs.  As I have told you I was a Broker and I got stung on my house.  There was a private 2nd on the house that was being collected by Escrow Services.  I was told the seller had to get their price so they could payoff the 1st and 2nd.  Seller was a Realtor!  What I (as a broker) didn’t know is that if the seller doesn’t TELL the title company about the 2nd (wasn’t recorded) then it is ignored in closing and not payed off!!!  The Realtor/Seller (Twyla) lied to me more than once.  I didn’t find out that it wasn’t paid off until 2 mos after closing.  Could I sue?  Sure but look at the cost and everyone told me that it didn’t exist on this house any more, Including the attorneys, and my new title report but that doesn’t eliminate the fact that those guys walked away with $46,000 that should have paid off that second.  So BUYER BEWARE!
